Salinas Ag-Industrial Center
Type: Specific Plans
Location: Salinas CA
Client: Stephen Kovacich of the Uni-Kool Partners
The Salinas Ag-Industrial Center is a uniquely ag-focused center, designed specifically to meet the needs of this robust and active industry. RJA is the lead design consultant for this landmark 257-acre agriculture-oriented industrial center. The project expands Salinas’ agricultural processing and cooling industry, creates a hub for synergistic uses accommodating ag-activity and innovation, and strengthens Salinas’ reputation as the “Salad Bowl of the World”.
RJA’s Specific Plan includes: landscaping and signage guidelines to unify the Center’s design elements; a stormwater management plan that integrates landscape buffers with stormwater quality and detention; and a Green Building Plan that significantly reduces the development’s greenhouse gas (GHG) emissions. According to the project’s air quality expert, the Green Building Plan represents “the first known attempt to include GHG standards into an ag-industrial planning area anywhere in the United States. Thus, the Specific Plan’s GHG standards make it a state and national leader for ag-industrial developments”.
The seasonal nature of the ag-industry makes timing a critical driver of the entitlement process. RJA facilitates the project and manages the schedule while preparing the Specific Plan, design survey, topographic mapping, engineering studies, Engineer’s Report, Parcel Maps, and backbone infrastructure plans.
