Santa Teresa Transit Village

Client: Hitachi/Signature Properties

The Santa Teresa Transit Village is located in south San Jose at 3600 Cottle Road between the Monterey Highway and Highway 85. This 150+ acre Transit-Oriented Development (TOD) is adjacent to the Blossom Hill Caltrain Station. This TOD will include a new pedestrian overpass connecting to the station along with improvements to the Highway 85 off-ramp which will allow easier access to Valley Transportation Agency light rail facilities. At completion, the development will also include up to 460,000 square feet of commercial and retail space, 2,930 medium and high density residential units, and three parks, including a 10-acre sports park, a 5-acre landscaped linear park, and a 1-acre neighborhood park.

As the project civil engineer, RJA participated in preparation of the Planned Development Permit (PD) plan and Tentative Map for the overall Transit Village, which included preparation of the boundary and topographic maps, new lot layouts, demolition and phasing plans, and design of utilities (sewer and water), grading, and drainage and erosion control plans for the overall site. RJA also prepared the hydromodification plans and design detention basins to satisfy C.3 storm water requirements, and prepared the Improvement Plans for approximately 3 miles of public infrastructure, which is approximately 80% constructed. RJA coordinated with the Joint Trench and Landscaping consultants, the Soils engineer, Traffic Signal Designer, and the project General Contractor throughout the design and construction process.

RJA will be completing the Final Maps for the Transit Villages and providing civil engineering and related services for preparation of the PD plan, Tentative Map, Improvement Plans and Final Map for several of the development’s commercial/retail and residential parcels.
